Property Overview

The Opus National Industrial Portfolio consists of nine industrial assets located in eight key distribution markets: Dallas, Atlanta,Minneapolis, Austin, Indianapolis,Detroit, Cincinnati and Columbus. This portfolio provides KBS REIT the opportunity to acquire a critical mass of high quality, well leased warehouse/distribution properties in 8 of the largest 15 Industrial Markets in the U.S.

At the date of acquisition, the portfolio was 97% leased to 15 tenants. Key tenants include: Dell Products, Medline Industries, Brightpoint North America, Cardinal Health, Inc., ADVO/Valassis and Corporate Express of Texas. The Opus Portfolio provides an opportunity for stable cash flow with minimal near-term tenant rollover. The majority of leases are at or below market and contain contractual rent escalations providing increasing cash flow.
